Terms of Use
By using Buttr's Service, you acknowledge the applicability of the following terms ("Terms"), establishing a legally binding agreement between the Buttr company providing you with the relevant service ("Buttr", "we", "us" and "our") and yourself, as a user of our Service ("you"). These Terms pertain to the service described below ("Service"). Prior to using the Service, we urge you to thoroughly review these Terms and retain a printed copy for your personal records and future reference. If you do not wish to be bound by these Terms, please refrain from using the Service.
Buttr is made up of two companies. Buttr Financial Services UK Limited provides the Buttr App, your Buttr User Account and our mortgage services. Buttr Legal Services Limited provides our conveyancing and legal services; it is not yet licensed by the Council for Licensed Conveyancers and will not provide regulated legal services until its licence has been granted. These Terms govern your use of the Service, including any legal-service features you access through the Buttr App. Your mortgage and your conveyancing matter are governed by their own separate terms, which we'll give you before you take out those services.
1. Description of the Service
Introducing Buttr, also known as "the Service," which has been thoughtfully crafted to make your mortgage and home-buying journey smooth, transparent, and empowering. We've built the Service with you in mind, so you can set up your account, share your details honestly, and update us when things change.
With the Service, you'll see your spending limit clearly, understand the terms of your mortgage, and upload documents securely. From the moment you start your application to the day you get the keys (and beyond), Buttr is here to guide, support, and celebrate with you every step of the way.
The Service includes the following benefits:
- 1.1. Creation of a Buttr User Account
- 1.2. Ability to check your spending limit (subject to eligibility)
- 1.3. Ability to check if the home you've agreed to purchase is eligible for a Buttr mortgage (subject to eligibility)
- 1.4. Display of mortgage options based on your preferences (subject to eligibility)
- 1.5. Get access to Buttr's legal services, provided by Buttr Legal Services Limited - If you use Buttr's legal services, we'll ask you to agree to separate engagement terms for that.

1.1 Creation of a Buttr User Account
Upon registering for the Service, we will generate a dedicated user account for you, known as the "Buttr User Account," to grant you access to the complete array of functions available within the Service. It is essential to ensure that your personal information within your Buttr User Account is regularly updated. Your Buttr User Account is provided by Buttr Financial Services UK Limited.
1.7 The Buttr App
The Buttr App is how you use Buttr on your mobile device or through our web portal. Some features are activated by downloading the Buttr App or logging in on the web portal, while others can be activated by you after login.
The content of features may vary depending on the country you use the app in. Some notable features include:
- View and manage your Buttr mortgage application, and (once you complete) your Buttr mortgage and transactions.
- Check your spending limit and see your mortgage options.
- Upload, e-sign and store documents securely.
- Track the progress of your purchase, including the legal work on your matter with Buttr Legal Services.
- Personalised recommendations, offers, and content.
- Personal finance overview and management.
Buttr saves information about your application, matter and transactions as part of the Service provided under these Terms. For more details about how Buttr uses your information, please refer to our Privacy Policy.
The Buttr App is available through third-party distribution platforms (Application Stores), and prior registration with the relevant Application Store may be required. Buttr has no control over the collection, processing, and use of personal data by the respective Application Store operators.
2. Are there any costs for the Service?
Buttr provides you with a non-exclusive, non-transferable, and non-sublicensable right to use the Service. The Service, along with its features in the Buttr App, is offered free of charge, unless explicitly specified otherwise. However, if you opt for one of Buttr's products and services (like a Buttr mortgage or Buttr's legal services), different terms and conditions will apply, and there might be applicable interest or fees. To ensure clarity, please review the provided information for the specific products and services you have chosen.
3. Changes of the Service and Terms
These Terms may undergo revisions occasionally, such as in the event of updates to the Buttr App. We will provide you with a 30-day advance notice of any such changes. If you find yourself disagreeing with the modified Terms, you have the option to reach out to customer service and terminate this Agreement. Further details on how to terminate this Agreement can be found in the "Duration and termination of this Agreement" section below.
4. Privacy and your personal data
The processing of your personal data by Buttr while providing our services is explained in detail within our Privacy Policy. The Privacy Policy explains which Buttr company is responsible for your data for each service, and how our two companies share data with each other. Additionally, the Privacy Policy contains comprehensive information about your rights concerning your personal data, along with guidance on how to get in touch with us should you have any queries.
5. Your obligation
When utilising the Service, it is essential to provide accurate information and utilise your genuine identity. As further elaborated in section 12, it is mandatory to keep your contact information up-to-date. Engaging in activities involving information that does not pertain to you, or for which you lack proper authorization, or using the Service in a manner conflicting with these Terms, will be considered as misuse. The Service must not be employed to contravene any applicable laws. Additionally, you are prohibited from using any software or device intended to disrupt the Service or extract personal or other data from other individuals.
By uploading, sharing, or importing any content to Buttr, such as images, texts, reviews, receipts, information on goods, nicknames or any other content, you grant Buttr a royalty-free, worldwide, sublicensable, and transferable right to use and display the content for the purpose of delivering the Service. You are only allowed to upload, publish, or share content that you have the right to use and that does not infringe upon any laws, regulations, these Terms, or third-party rights.
We retain the right to remove any content uploaded or shared by you under circumstances where we are obligated to do so by law or perceive it to be offensive, unlawful, infringing upon the rights of others, or otherwise objectionable. It is important to note that you bear responsibility for any content you upload, publish, or share. You agree not to upload, publish, or share content that is unlawful, fraudulent, abusive, threatening, violates the rights of others, offensive, or criminal. Moreover, you must refrain from transmitting content containing viruses, Trojan horses, spyware, adware, malware, or any other harmful programming. Additionally, distributing unsolicited advertising (spam) or engaging in any form of harassment is strictly prohibited.
Buttr reserves the right, without obligation, to monitor, review, adjust, deactivate, or remove content for the reasons stated above. It is acknowledged and agreed that uploading, importing, or sharing abusive, threatening, or offensive content, or content that violates the law or your agreement with Buttr, may result in the termination or deactivation of your access to the Service.
You bear full responsibility for any content you upload, publish, and share, and you agree to indemnify and safeguard Buttr from any damages, losses, or costs arising from such actions, including third-party claims against Buttr.
In cases where you cause the processing of sensitive personal data (e.g., political or philosophical beliefs, trade union membership, health-related information, biometrics, sex life, sexual orientation/practices, etc.) by us, for instance, by uploading, publishing, or sharing data in the Buttr App, you explicitly grant your consent for us to process that data to carry out our Service, as explained in our Privacy Policy.
6. Login and Security
You are responsible for safeguarding the login details of your Buttr User Account and ensuring their security. The Service is intended for your personal use only, and it is not permissible for anyone else to utilise the Service or your Buttr User Account on your behalf. Granting access to the Service or your Buttr User Account to others is strictly prohibited, and any such unauthorised access will be treated as a breach of your security obligations. Any data related to misuse or suspected misuse may be retained for future risk assessment.
Upon logging in, you may remain logged in until you actively log out or remain inactive for 60 days, at which point you will be automatically logged out. To prevent unauthorised use of the Service or inadvertent disclosure of your personal data, ensure that only you have access to your login details and always log out from your Buttr User Account when leaving your computer or device unattended. You are liable for any unauthorised use of your Buttr User Account or unintended disclosure of your personal data resulting from the loss of login details or leaving your device unattended.
Buttr has implemented additional security features to protect your account from unauthorised access. These measures may also include updating your account information in case of discrepancies or changes not actively made by you.
Should you decide to terminate your Buttr User Account, you can request it by contacting our customer service. Alternatively, you can cease using your Buttr User Account. Terminating your Buttr User Account does not end your mortgage contract or any ongoing conveyancing matter; those continue under their own terms, and we'll give you another way to manage them if you no longer have the Buttr App.
7. General
In the event of a conflict between these Terms and any other terms or conditions associated with any advertising material related to the Service, these conditions will take precedence.
If there is a conflict between these Terms and the terms that govern your Buttr mortgage or your conveyancing matter, the terms for that product or service take precedence for that product or service.
8. Services from other companies
Certain features of the Service may involve using services provided by companies other than Buttr. By using such features that rely on external services, you grant Buttr the authorization to utilise those services on your behalf.
For example, if you connect your bank accounts through open banking, the open banking provider's own terms will also apply, and we'll tell you who that provider is at the time.
Please be aware that we do not provide any warranty or assume responsibility for the quality, accuracy, source, merchantability, fitness for purpose, or any other aspect of those third-party services.
If you utilise Google Maps in conjunction with the Service, for example, by searching for your address in the address bar, the Google Maps/Google Earth Terms of Service and Google's Privacy Policy will apply.
9. Duration and termination
This Agreement remains in effect indefinitely until either you or Buttr terminate it.
You have the right to request termination of this Agreement at any time for any reason by directly contacting us. Ending these Terms does not end your mortgage contract or any ongoing conveyancing matter; those continue under their own terms. If you have a Buttr mortgage or an active legal matter, we may need to keep your Buttr User Account open, or provide another way for you to manage it, until it ends.
Even after the termination of this Agreement (by you or Buttr), you will remain responsible for any outstanding amounts owed to Buttr. In such a scenario, we will provide you with information on how to make the necessary payments.
Buttr may suspend, limit your access to the Service, or terminate this Agreement if you fail to comply with its terms, or when we reasonably believe it is necessary to fulfil our legal obligations.
For example:
- To prevent fraud.
- To reduce the risk of money laundering and/or terrorism financing.
- To protect ourselves against legal or regulatory risks.
- In case of substantial breach of this Agreement by you or fraudulent or abusive use by you or a third party, including the use of automated means to access the Buttr App or extract other users' information.
- If your activities associated with the Buttr User Account are deemed to be in violation of the law.
- For technical reasons, such as ensuring the security of communication channels, equipment, or information.
Buttr will provide you with a three months' advance notice of any suspension, limitation, or termination, unless restricted by law or due to a court, regulatory, or public authority order, or if it might hinder an ongoing investigation.
In the event that Buttr cannot provide the Service for any reason or decides to cease providing the Service, we may terminate this Agreement by giving a minimum of three months' written notice. Such notice will be sent to the email address associated with the relevant Buttr User Account.
10. Your right to change your mind
If you're a consumer, you may have a legal right to cancel this Agreement within 14 days of entering into it under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. By using the Service straight away, you ask us to start providing it during that 14-day period. You can also end these Terms at any time; see section 9. Your mortgage contract and any conveyancing retainer have their own cancellation and reflection provisions, which we'll explain in those terms.
11. Limitation of liability
We provide the Service with reasonable care and skill. We are responsible for loss or damage you suffer that is a foreseeable result of our breaking these Terms or failing to use reasonable care and skill, but we are not responsible for loss or damage that is not foreseeable, or for business losses. Information provided through the Service does not create any warranty or guarantee.
While Buttr aims to ensure the accuracy and timeliness of the information on the website and in the Buttr App, we cannot guarantee its reliability or accuracy. If you wish to report an error or have questions, please contact Buttr at the address provided below.
Buttr does not have any warranty, compensation, maintenance, support, or availability obligations for the Service, except where liability cannot be excluded or limited by law. Buttr accepts no responsibility or liability for: (a) Buttr User Accounts created using incorrect or inaccurate information; (b) technical malfunctions, failures, errors, interruptions, deletions, defects, delays in operation or communications, line failures, regardless of cause, relating to any equipment, systems, networks, lines, satellites, servers, computers, or providers used in any aspect of the operation of the Service; (c) inaccessibility or unavailability of any network or wireless service, the Internet, and/or any website; (d) injury or damage to any person's computers or mobile devices resulting from any attempt to use the Service; or (e) any matter outside of its reasonable control.
Our liability to you is not excluded or limited where it would be unlawful to do so, including liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any matter for which it would be illegal to exclude or attempt to exclude our liability. Nothing in these Terms limits or excludes our obligations under the separate terms that govern your Buttr mortgage or your conveyancing matter, or our obligations under applicable regulation.
12. Electronic communication
If you have questions about how we communicate with you, or electronic communications in general, please contact our customer service team.
By accepting these Terms and/or utilising our Service, you consent to Buttr sending all communications, payment information, terms and conditions, legally required information, complaints, and other relevant details to you electronically via the email address you have provided to us.
It is your responsibility to ensure that your contact information, particularly your current email address and mobile phone number, is kept up to date. This enables us to communicate with you electronically and maintain the security of your account. If you need to update your primary email address, please contact customer service for assistance.
13. Assignment or transfer
You acknowledge that we have the right to assign any of our rights under the agreement covered by these Terms to any individual or entity. Such assignment will not in any way impede your statutory (consumer) rights.
However, you are not permitted to transfer or assign any of your rights or obligations under these terms. Unless otherwise allowed by applicable law, we reserve the right to transfer or assign these terms or any right or obligation under these terms at any time, as long as such transfer does not negatively impact your rights and obligations under these terms.
14. About Buttr
Buttr is the trading name of two companies: Buttr Financial Services UK Limited (registered in England and Wales No. 16159632) and Buttr Legal Services Limited (registered in England and Wales No. 16656592). Both companies have their registered office at 4th Floor, 33 Cannon Street, London, EC4M 5SB, United Kingdom.
15. Customer service and complaints
For complaints, please refer to the information provided on www.buttr.com. By using our Service, you consent to Buttr communicating with you electronically regarding any complaints.
If you have a complaint concerning Buttr, you can submit it through Buttr's customer service webpage, utilising the chat function.
Our objective is to address all complaints promptly, efficiently, and with a positive approach. Once Buttr Financial Services UK Limited is authorised by the Financial Conduct Authority, if we are unable to resolve a complaint about our mortgage services to your satisfaction, you may, under certain circumstances, have the option to refer your complaint to the Financial Ombudsman Service by calling 0800 023 4567, using the online form available at financial-ombudsman.org.uk, or writing to Exchange Tower, Harbour Exchange, London, E14 9SR.
Once Buttr Legal Services Limited is licensed by the Council for Licensed Conveyancers, if we are unable to resolve a complaint about our legal services, you may be able to refer it to the Legal Ombudsman by calling 0300 555 0333, visiting legalombudsman.org.uk, or writing to Legal Ombudsman, PO Box 6167, Slough, SL1 0EH. You can also raise concerns about our conveyancing services with the Council for Licensed Conveyancers.

16. Governing Law
This Agreement is governed by the laws of England and Wales, and any disputes arising from it shall be subject to the exclusive jurisdiction of the courts of England and Wales. However, if you are a resident of Northern Ireland, you may also initiate proceedings in Northern Ireland, and if you are a resident of Scotland, you may also initiate proceedings in Scotland.
17. Language
These Terms are exclusively available in English, and no other languages will be applicable to these Terms.
